There are many ways to enjoy retirement. If relocating to a 55+ community in a warmer climate is your dream retirement, there are a few things you should know. 

1. You Don't Have to Be 55

While this rule varies from community to community, know that it is not a hard and fast rule. Ask the management what their policy is. Many communities will allow you to purchase at 50 or even 45 years old as a 'junior member'. The less flexible rule is regarding children. 55+ communities are designed to cater to adults, and their by-laws often exclude children under 18 from staying for longer than a week or two. If you still have younger children, you will have to wait to purchase, regardless of your age. 

2. You Need Space for Your Golf Cart - Even if You Don't Golf

You do not have to golf to live in a golf community, but you are going to want a golf cart -- and room to park it. Most senior communities are close-knit, and residents are often hosting each other for drinks or dinner. Travel between homes is often done with golf carts. Not only do you get to enjoy the beautiful weather, but you also save on gasoline. That said, you will need space on your patio or in your garage to store and charge your electric golf cart when not in use. 

3. You Don't Have to Buy a Model

While the model homes in senior communities are often gorgeous, they are also top dollar. You can easily find what you want in any of the pre-owned homes in your chosen community. The cost savings may even give you a little extra room in your budget to re-decorate. 

4. Work With a Real Estate Agent

While the staff at most retirement communities are very pleasant, working with a licensed real estate agent is always advisable. As a buyer, it doesn't cost you to work with a buyer's agent as the commission is paid by the seller. Plus, a buyer's agent is trained to represent your best interests, not that of the seller or builder. 

5. Visit in the Off-Season

Most snowbirds visit in the winter months to avoid the cold and snow up north. It is a good tip, however, to visit in the hotter summer months as well. Take a trip during the worst time to vacation to see if you can handle the heat. 

6. Pets May Not Be Allowed

Take the time to read through your community by-laws before closing. Some communities do not allow pets, while other prevent certain breeds. If you are a dog person, this may not be the best fit for you. It is best to know your options and restrictions going in.
